Blocked Drains in St Leonards, Cleared Properly

St Leonards is a high-rise commercial and medical hub, anchored by Royal North Shore Hospital and a dense cluster of office and apartment towers around the station.

High-rise apartment stock dominates the precinct around the station, built from the late-1990s Forum complex onward. Most of what we clear here sits inside those towers now, not under a house block.

A small, tightly-held pocket of pre-1940 brick freestanding homes and Federation cottages survives on the southern streets, off Christie Street and away from Pacific Highway.

Those older homes still run clay drainage from before the war, and mature street trees around them send roots into the joints the same way they do anywhere else on the North Shore.

The towers are a different problem entirely. Ageing hot water and pressure systems in the 1999-onward stock are now cycling through replacement, and shared stacks carry a heavier load than any single house ever would.

Some of the earliest apartment blocks from that first wave of construction relied on quick flexible-hose fittings that don't hold up as well as the plumbing behind them, another reason capacity issues in the towers can arrive faster than in an older house.

The UTS health campus and Northern Sydney TAFE add a third layer again: institutional buildings with their own commercial-grade drainage, closer in scale to the hospital than to a house on Atchison Street or Chandos Street.

Young professionals fill most of the tower stock, renting or owning units where the plumbing has never had thirty years to age the way a house does. That shifts the usual blocked-drain call here away from root damage and toward capacity, more people using the same shared stack than it was ever designed for.

The precinct's mix of high-rise and heritage housing throws up two very different sets of problems.
